Leave Salisbury on the A36 continuing along the dual carriageway before turning left towards the end signposted West Grimstead. Continue through West Grimstead into West Dean. Upon entering the village the road bears to the left and passes over the railway crossing and the property can be found after a short distance on the right hand side.

The property is an attractive, detached, character cottage believed to date from the 1830s which has been extended and has a number of period features including exposed brickwork and beams whilst being sympathetically updated by the present owners. The accommodation comprises an entrance porch which leads to an entrance hallway and there is a sitting room which has a feature fireplace with inset wood-burner. Doors lead to a dining room which again has exposed brickwork and patio doors leading out onto the rear garden. The kitchen has a good range of units with an integrated oven and grill and there is also a family room which has a useful storage cupboard. To the side of the property there is a utility area whilst on the first floor there are two good sized bedrooms, a large bathroom with a contemporary white four piece suite and there is a pull down ladder which leads to a useful open loft area. Features of note include French oak flooring, majority double glazed windows (some hardwood) and oil central heating with the boiler having been replaced 18 months ago. To the outside there is a gravelled driveway providing off-road parking and the rear garden has an easterly aspect backing onto open fields. Within the garden there is a useful converted barn which can serve as additional accommodation if required or as a useful office/studio. The railway station lies nearby which offers easy access to Southampton and Salisbury which lies approximately 7 miles away. The village of West Dean occupies a lovely rural location with local countryside walks, a social club with various community activities and there is a local shop in the nearby village of Tytherley.
