Talking to Anthony Lovatt-Williams who is Head of Sales at Multi-Award Winning Salisbury Estate Agent Whites it seems it is very much all hands on deck, with phones ringing loudly, valuations being booked and sales completed.
During the period of lockdown Tony continued to man the fort and despite many of us confined to our homes, he found himself working flat out with enquires continuing to flood in. On 27tth May Rightmove recorded its busiest day ever, surpassing six million visits which were up from the same day last year by 18%, perhaps due to individuals having a little more time.
So, the question many of us who have been looking to sell our homes is… …“Will these searches turn into sales?”
Well, Tony believes so and at the beginning of lockdown predicted that the return would bring a buoyant and busy market. Rightmove backs this prediction and shows that search is turning into action with a record level of emails and telephone leads sent via Rightmove to agents and 28% of people not planning a move before lockdown, now deciding to enter the housing market.
A positive take away from lockdown has potentially created a more agile workforce and with improved utilisation of technology and home-working practices the ability for many to be able to work from home. Location, location, location is again ever-important, but this time it is not the larger city centres people are looking to live, but instead people appear to be striving to leave places like London and Birmingham, to move to more rural locations where their cash will currently go further and they are a step closer to buying their dream home!
This pattern is echoed by Rightmove statistics with the South West showing a huge rise in search numbers. The term “garden space” and also “home-office” has become a priority in people's search requirements.
With the property market on pause during lockdown and little stock added and play now firmly pressed, we have a situation of huge demand, but low stock levels. Hence we are finding in Salisbury, Tisbury and surrounding villages house prices are rising not falling!
